Self-Employed Loan in Singapore: Eligibility, Documents and Income Checks
Lending assessments were built around the salaried employee: a fixed sum, on a fixed date, evidenced by a payslip. If you are self-employed, none of that describes you, and it is easy to assume that puts borrowing out of reach. It does not. It changes what you bring.
Your Notice of Assessment from IRAS is the strongest single document, because it is income you have declared to the government and it is independently verifiable. Two years of it is better than one, since it shows a pattern rather than a moment. Alongside it, bank statements matter: they show money genuinely arriving, and their consistency over six months tells a lender more than any single strong month.
Beyond those, anything that evidences ongoing work helps. Invoices raised and settled. Contracts, work orders or letters of award. Platform earnings statements if you drive or deliver. Your CPF contribution history, if you make voluntary contributions. The theme running through all of it is the same: evidence, not assertion.
The most common practical problem is cash. If a meaningful part of your income is received in cash and never banked, it cannot be assessed, because there is nothing to point at. Banking your takings consistently for a few months before you apply materially changes what a lender can consider, and costs you nothing.
Expect the assessment to look at stability rather than peak earnings. A designer earning unevenly across a year may be assessed more favourably than someone with one exceptional quarter and little else, because the question being asked is whether the repayment is sustainable, not whether you had a good month. Present a normal period honestly rather than selecting your best one.
Everything else works as it does for any applicant. Unsecured borrowing limits are set by income under Ministry of Law rules and apply across all licensed moneylenders combined. Identity verification happens in person before any loan is granted. And it remains sensible to work backwards from a repayment you can meet in a quiet month, rather than a busy one.
